Most agents require the seller to pay 3% in closing costs, because that is industry standards. Which is totally messed up and not entirely true. The problem with that is the seller will net 3% less on their home. And your offer is 3% less competitive than your competitor.
In doing this, your saying to the seller I am broke need you to pay my costs and/or I am not wanting to cover it and want you to pay them for me. Which all may or may not be true. Yet it makes your offer NOT very attractive to the seller. For example, if your competitor is paying their own or asking for less help in the closing cost it makes your offer not very competitive.
